How much does a home inspection cost?
There are several factors that can determine a home inspection cost and we have listed some of them below:
Age: There is a big difference in inspecting a 5 year old home and a 100+ year old home. Here in Traverse City, MI, we have a lot of older homes that have been through one, two, sometimes three remodels over the course of their life. Or several additions added on over the years. Because of this, it can add lots of time for the inspector inspecting multiple attic or foundation areas, and determined if the work was done in a professional manner.
Location: Many home inspectors will cover a large geographical area. As a result, they may have up to an 1.5 hour drive time each way. Here in the Grand Traverse region you’ll find most home inspectors cover a 5 county area. As for us, we cover Grand Traverse, Leelanau, Benzie, Antrim, Kalkaska, and even parts of Manistee, Wexford, and Charlevoix.
Size: While all that extra space is nice, size, rooms, and square footage add up. And along with all that extra room comes more doors, windows, switches, receptacles to inspect. Sometimes multiple water heaters, heating systems, or electrical panels. Therefore this all adds up to your home inspection cost.
Foundation: Finally, yes, your foundation can cost you more or less on your home inspection. You will see several different styles here in Northern Michigan. Slab, Crawl, Concrete basements, Wood basements, pier. Inspecting a slab home’s foundation typically is only visible from the outside, compared to say a crawl space, that involves the home inspector putting on a protective suit and respirator while crawling through a a space with sometimes only 18″ of clearance.
